Myth of house buying #1: Solicitor Approval Clauses.
You may be looking at buying a house, and not sure about the agreement terms. The agent may suggest including a 'solicitor approval condition".
Beware! This condition actually doesn't give you a lot of rights. Legally, you can only use this condition to get out of the contract if there is an issue with the 'legal' aspects of the deal. You can't get out of the contract using this clause if there are other issues with the deal, like unfavourable 'commercial' clauses, you change your mind, or the agreement is missing other important conditions to you.
We are happy to take a look at the agreement for you before you sign -- get in touch today.
